Mexico's real-estate climate is drawing U.S. developers
Since the 1960s, the Mexican government on all levels has rolled the Monopoly
dice for real with no intention of ever losing. To name just a few: Cozumel,

Unless you’re Trump, currently the Mexican Riviera on the Pacific is the one in
play. The finger points to the “Costalegre” where construction has already
started on a new international airport. And when it comes to Real Estate 101,
this always boosts real estate values and augments tourism income. However,
this situation is unique. The data speaks for itself.

The Costalegre, as the government has now formally named it, is the Jalisco coastline between those two airports. Discovered privately first in the 80s by GianFranco Brignone, an Italian oil baron who decided to develop an area of it when flying over the coast. The 1999 Guinness Book of Records cited Hasbro's previous statistic of 500 million people having played Monopoly but only a select few will get to play on this, Costalegre. The problem is that most of the Costalegre is ejido land or non-titled property. You cannot possess ejido land unless you are a Mexican. This is a form of communal land tenancy.
This is where it gets exciting. Of the 351 kilometers of coast, about 1/10th of it has title. So to find a beachfront lot is ground-floor investing. Three international airports, each within 1.5 hours of driving distance – in terms of the Monopoly board, you can’t go wrong. “It’s simply economics, more and more are buying to retire and ‘they just can’t make any more of it’, as they say”, Bershad adds.
